Suggestions for order of operations for a small extension
Small villa wants to become larger. The plan is to build out a room, too small of an expansion really to make it worthwhile, but we like where we live. Maybe 15 sqm.
My question: In what order do I plan something like this?
Construction
Architect
Building permit
Approval from neighbors
Contractor
Grateful for pointers towards the right starting point!

This is how I would lay it out. Such a small extension does not require a construction drawing, in my opinion, so you can remove that item. A carpenter will manage with the building permit draw
- Draw it yourself or hire an architect. For a building permit, no super drawings are needed, but the building dimensions must be included
- Apply for a building permit (this includes checking with neighbors)
- Construction
- Contractor
I would speak with a structural engineer working at an architecture firm/as an architect. The first thing to get a handle on is
- where you place the extension in relation to the existing building.
- how the extension should be constructed to ensure long-term durability, especially the connection to the existing house and any interventions in the load-bearing structure.
- assessment of the possibilities of obtaining planning permission.
Once this is understood, I would proceed by:
- Drawing up plans and applying for planning permission.
- Checking out KA (certified controller), regulatory requirements, etc.
- Creating a simple tender document and conducting any necessary investigations (primarily considering the connection of installations in the extension and system choice - electricity, heating, ventilation). Choice of contract form (General Contractor, Total Contractor).
Once planning permission or preliminary decision is obtained:
- request for quotations from contractors
