Hello!

I've just moved into a new house and the inspection revealed an issue that I'm not sure how to best address. There is a standing seam metal roof over the garage, which also serves as a floor leading up to a sunroom. A part of the metal that is attached to the facade has come loose from its fastening, allowing rainwater and moisture to get in there. (See images below)

The metal has come loose likely because it is slightly too short, so when walking on the roof, it "stretches," causing the fastening to come loose.

Does anyone have a good idea on how I can fix this? I've considered installing some form of spacer, or a flashing above it to cover. Maybe just screwing it back into the facade and hoping for the best?

It probably depends on how much too short it is. If someone stands on the sheet, you can simultaneously see how far it reaches up behind the flashing. If it does, it might be enough to reattach it, but lower down. Otherwise, as mentioned, you need to add a piece that overlaps so it doesn't run down behind.
