Removal/moving of walls in a housing cooperative
Hello!
I am on the board of a newly formed housing cooperative. The building is an old "landshövdingehus" from the 1930s-40s.
We receive several inquiries from members regarding the moving and, in some cases, the removal of interior walls in apartments. Does anyone have tips on how we should approach these?
Who is responsible if something happens? Can the board disclaim responsibility in any way?
Is there a good building engineer in the Gothenburg area who can determine which walls in a "landshövdingehus" are okay to alter?
Some time ago, a wall was demolished in an apartment, and after this, there have been settlements in the apartments above. Therefore, we are very keen on investigating the issue of responsibility.

The association may seek professional help if you do not possess the expertise yourself, for example http://www.fastighetsagarna.se/ or http://www.sbc.se
The association, through the board, is responsible for the property. However, it is important that the board does not assume the member's responsibility/cost in the event of a renovation in the apartment:
- Require the member to apply for necessary building permits/notices and report to the board before the board decides to allow renovation.
- Require that the member has the necessary construction drawings for the renovation from, for example, a building engineer (or a certificate that it is not needed?!) and report to the board before the board decides to allow renovation.
- Require the member to report after completion that the work has been done according to the above, either with an inspection or a certificate from the construction company.
An addition: ensure there is a clear set of rules for such matters within the association, and do not make exceptions. This prevents arbitrariness and benefits the association and the atmosphere in the association in the long run.
