Hello experts!

I'm interested in a Modulenthus Atmosfär built in '05. The house has an open ceiling in the living room, ceiling height around 4.5m, and is clad on the inside with some type of wood paneling, painted white.

1) You can clearly see how the wood in the ceiling has moved, creating joints (the paint has cracked) in a few/several places. "Completely normal," says the broker. What do you say?

2) Another spot in a bedroom had a settlement crack at a joint in the ceiling panel, plus a 20cm long vertical crack in the wallpaper on a wall.

Are these normal things or should one question how the construction was done?
These are not from an inspector's report but just my own observations during the viewing.

It should be added that the house was supposed to be sold last fall, but it didn't happen because, among other things, a leak was found in the inner attic, which has now been fixed by the builder.
Feels so-so, but maybe I'm being unnecessarily skeptical?
The house hasn't undergone a 2-year final inspection; that's going to happen after the current owner moves out this summer...

Any opinions?

Best regards,
//S - relatively ignorant in the area

1. I think it's hard to avoid that wood paneling moves.
2. New house has developed settling. They can fix it at the 2-year inspection.

There are certain standards in inspection for what is approved. Much depends on the case.

However, I think it might be hard to find a completely faultless house. I have an older colleague who worked/works at modulenthus. And they built quite quickly.

Best regards, Putte

Conduct a transfer inspection with a reputable inspection firm. They should be able to assess whether it is normal or a sign of something more serious.
