Hello,

This summer, our basement was flooded, and now it needs restoration. I have received four different quotes for plastering ranging from 75,000 to 160,000 to plaster approximately 160 sqm with mesh reinforcement.

Some are planning to use StoLevell Cote F and others Sto System Plaster. What's the difference? I was thinking it should be sanded to a smooth surface and then painted with a suitable silicate paint.

The material cost varies from 18,000 to 55,000 and the time taken, converted to 100 sqm plastered area, varies between 80 and 120 hours.

I don't want to pay more than necessary, but at the same time, I question why one company needs 110 hours and another 150 for the same job. And can the price really differ so much for the materials, or is someone trying to make an extra buck here?

The cheapest company does plastering and painting for about 95,000, and the most expensive company wants 250,000 SEK for the same job. How is it even possible to end up with such different prices?

Can anyone provide some input on what I should consider?

Use the Hantverkaravtalet that you can find on konsumentverket. You can immediately filter out anyone who doesn't consider using it.

The reason why some quotes end up unreasonably high may simply be because the person doesn't want the job. For various reasons.

As Henri said! In today's construction boom, many companies can pick and choose among jobs. If they don't want the job, the quote reflects that.

We ourselves got a quote of 129,000 for a bathroom of 2.5 sqm. I would have to do the demolition myself, as well as lay the vinyl flooring on the floor and walls.

Completely OT, but we asked the seller to leave when he couldn't do our simple 4 sqm bathroom (excluding demolition) for less than 250,000:- without spotlights in the ceiling and with vinyl flooring and waterproof wallpaper.

What could be reasonable for two plasterings with reinforcement mesh in between? The two larger, more established companies are asking for 160,000 for the job. The other two are asking for about 75,000. One company claims that reinforcement mesh is not needed because they plaster so thinly, 3-4 mm, which was removed as part of the basement remediation.

Could it be correct? To skip the reinforcement mesh?

Has anyone recently had thin plastering done by contractors who can provide input on the price? The hourly cost for the more expensive companies is 620 SEK, and the two cheaper ones charge 450 and 480 respectively. So it doesn’t feel like the cheaper ones are "too cheap" to be credible.

If I recalculate the more expensive quotes, it should take about 190 man-hours to plaster 160 sqm, while the two cheaper ones have specified 110 man-hours. How long should it take? There is a pretty big difference between 190 and 110 hours.

But it could be as Henri and Holetaker write. A lot of work gives them the opportunity to inflate the bids. We had a flood in June, and the insurance companies received over 400 damage reports, with at least 300 of them relating to flooded basements. So the big builders probably have a lot to do and are likely taking advantage of the situation and the fact that the insurance companies are covering most of the costs.
