A villa built in '82 with a garage with a storage section erected on a cast slab. During the inspection of the villa and garage, it was noted, which can also be seen in some places on the exterior wall in the garage and storage room. Moisture at the bottom of the walls towards the floor, and the inspector suspected a need for replacing the sill. It should be mentioned that it is the typical garage next to the villa with a flat roof and thick tar paper for the roof.
What you see is the clad interior walls (drywall) have dark areas in the corners and below the built-up window. The exterior is clad with wood which isn't too bad at all, but some parts and especially on the south/west wall are quite worn at the bottom and need to be replaced.
Now comes the question if anyone in the forum has seen or experienced anything similar to this. What would you have done yourself? The previous owner has probably noticed this since I bought the house last fall. The year before, the garage roof had been replaced by professionals and, according to the inspector, seemed to have been done properly. So, the roof has probably leaked and it seems likely to proceed with wall/sill replacement. Can you manage this yourself within a reasonable timeframe with a full-time job and family/children, or would you have hired a company and utilized the ROT deduction as much as possible?
