soon going to start building my dream house. I'm currently choosing between two different frameworks. One is a Ytong house with a plaster facade and the other is a construction the builder calls a "heavy light frame." The latter refers to a wooden frame that is much stronger than usual, with a heavy MDF board on the inside and then plaster. On the outside, there is exterior plaster and finally, a concrete slab about 30mm thick that is reinforced and plastered.

I've never heard of the latter option, which is about 300-400´ cheaper than the Ytong option.

Does anyone know anything about the concrete slab option?

Moreover, I think the price difference between Ytong and the concrete slab alternative is way too large. Does the material and labor include both quotes?

I will check out Sweli's page. The price difference is for the entire construction including labor, I will have a turnkey contract. But since everything else is the same for both options, the price difference is between a heavy light frame and Ytong. The explanation I get is that there is an extreme shortage of masons now (at least in Skåne) and that is one reason why the price is higher!

I have read a lot about different construction methods in recent years, but I've never heard of that method..!

One thing I think sounds a bit strange about it; why the concrete on the outside? You want the heavy, heat/cold accumulating on the right side of the insulation, i.e., on the inside. This isn’t much different from plaster on board (like master facade) except it will surely be much more expensive.

Another thing: why would you need a stronger wooden frame?

No, if I had to choose, it would be Ytong. Directly.
But if you can consider something else, as mentioned, take a look at prefabricated concrete blocks - like Sweli.
 
Rule number one is to have as homogeneous a wall as possible. The solution with lots of different materials can only become problematic.

In which part of Sweden are you planning to build? There are alternatives to Ytong lightweight concrete that can be much cheaper. Which supplier have you gotten a price from? Is it an architect-designed house or a catalog house?

We are going to build in southern Skåne, about 50 m from the sea with the lovely west wind... Want it to be as maintenance-free as possible, Velfac alu. windows, no roof overhang, etc. The house is architect-designed and right now we are negotiating with two builders (total contract) with the two mentioned options for the frame. Right now (after another round of negotiations), the prices are identical so it feels like the Ytong option is the best. The builders have the prices for Ytong directly from Ytong.

Snobben, what alternatives are there to lightweight concrete?

A good alternative to Ytong if you want aerated concrete is H+H Celcon.

If you are building in Skåne, then contact Husconcept in Skåne AB, 040 - 631 33 50, which is a builder that, among other things, works with H+H Celcon and can offer turnkey contracts and not just general contracting.
