I have recently moved into a townhouse. Despite the cleaning by the firm hired by the seller, there remains a smell of stable/horse in the bathroom upstairs. The odor seems to be in the plastic mat. We know that the previous residents were into horseback riding, so it seems reasonable to think that the odors have that cause. I have scrubbed the floor and tiles with soap. Are there other products I should try? I have a 1.5-year-old at home so it needs to be gentle health-wise.

I have washed the washing machine and dryer including filters and such. They are stacked, so it’s tricky to clean underneath. But that can't be where all the odor is coming from, right?

What do you think, do I need to bring in a cleaning company for this? Or what's the best way to resolve this?

Are you sure it's the riding clothes causing the odor? Could it be some kind of moisture issue? If you're sure it's an odor from the carpet without it being moisture-related, you can try renting an ozone generator from a rental store. It's important to follow the instructions when using it. A product that some cleaning companies use is BIO fräsch, which can be ordered online. It usually works to remove the smell of cat urine, etc. I understand that you don't want a smell of wet horse blankets in your bathroom. Hope you get help🙂
It should be an ozone generator, not a layer.

There are odor-killing sprays and longer-lasting holders that work fairly well if there is a general smell in a room.
I bought https://www.clasohlson.com/se/Yocoair-spray-luktborttagare-/p/34-259 and then the long-lasting product from the same brand.
It's not a miracle product, but we noticed a difference with certain smells.
They are not very expensive, so it might be a first step to try.

Agree! Successfully used at our small hotel to fix rooms after seasoned small children's parents & diapers, and once, I think the couple staying were true "collectors" at home so they really stank even at breakfast.

Thanks for the tip! I was also recommended Bio fresh, so I was thinking of trying that. Otherwise, it seems like a promising candidate!
 
I have also changed the insert for the floor drain now. But it seems there's still a bit left in the floor mat. I have cleaned with Bio fresh (diluted) but it still seems to be there.

It feels much better now but not completely gone. I feel that I might need to bring in a professional so that I haven't missed anything important.

What type of expertise should I turn to here?

Ocab usually knows their stuff when it comes to both moisture and odors of various kinds. However, quite expensive to hire as a private individual. I would start by talking to the insurance company I have to see if they have any tips. If there is a moisture problem, it's good for them to know the situation from the start. If you don't want to involve the insurance company, contact Ocab, which is a nationwide chain.

If it's a smell from the stable, then it's organic. Have you tried with a bleach solution? This removes almost all organically caused odors because it chemically modifies the odor source through oxidation. (The 1.5-year-old doesn't have to be home when you're cleaning with bleach if there's any worry about it.)

Yeah, I mean, I don't really suspect moisture, I don't think it smells particularly like it, and I haven't seen anything strange; the bathroom feels relatively fresh otherwise. But maybe it's worth double-checking? Or otherwise, I don't really know who to contact to move forward..?

If you are absolutely sure that it is only a smell problem without other causes. Since you have tried Bio fräsch, if I were you, I would rent an ozone generator and carefully follow the instructions. It will be cheaper to rent on your own than to hire a remediation company.

I can't really rule that out, so maybe it's best to have someone take a look at it?

I've considered an ozone generator! But I've heard that the smell can come back? What's the deal with those machines anyway?

I cannot guarantee the result, but it is what the cleaning companies usually try if the products do not work.

Seems a bit funky that the horses showered in the upstairs bathroom and not downstairs, but maybe they liked running up the stairs?

I recommend moving the laundry stack and cleaning underneath as well; regardless of whether that's where the smell is coming from, a lot of dust and mold collects there, especially if it's hard to clean and isn't done often, maybe not even during move-out cleaning.

Edit: and if the washing machine itself needs cleaning, soak a non-delicate towel in vinegar and wash it at the highest temperature.

I cleaned underneath with Bio Fresh, it wasn't super pleasant under there 🤣
