We have bought an apartment in the city, an old and worn apartment that we are now renovating. We discovered that the bedroom ceiling was lowered, so we clearly thought it was silly since it's a turn-of-the-century apartment. We tore down gypsum boards and removed the insulation placed on the gypsum boards, and then we started to see the original ceiling. But to our disadvantage, there were cracks throughout the ceiling, and in many places, the plaster that constitutes the ceiling had even fallen down. Our question is how to best repair this ceiling? Should we install a completely new one and how do we do it? Or should we hire an expert? If so, what does it cost? The apartment was built in 1895.

What needs to be done is to knock down what is loose, then you either plaster the whole thing or fill in the unevenness.

Then apply the paint.

It's actually neither fun nor particularly easy to paint ceilings, and you have to think about every stroke of the roller and always pull in the same direction. Skimping on the preparation work = back to square one. And it's extremely exhausting.

I estimate the cost to be around 5k including everything. If you want to paint more than just the ceiling, maybe an additional 3k if the walls are smooth.

It is very possible that the insulation above the ceiling is meant to soundproof from/to the neighbor. Have you noticed any difference after you tore down the insulation?

And back to the question, plaster in the holes, spread the ceiling with putty, then install microlit to prevent cracking and finally painting.
