I have a large crack in the wall of the utility room/laundry room in my townhouse that I am in the process of completely renovating. Next up to be renovated/refreshed is the laundry room, which will be combined with a photo lab. According to the association, it is the resident's responsibility to fix the crack. Apparently, it is very common for these cracks to occur (?). The wall is a concrete wall, and as seen in the picture, it is above the door opening and runs diagonally all the way up to the ceiling.
I was advised to use elastic filler and mesh to fix the crack. What does that mean? Elastic filler, is it regular latex caulk? Or some "special filler" (I get different results when I Google it)? And "mesh," is it joint tape or something similar?
My plan is to repair the crack, then tidy up the rest of the walls, and then paint.
Use a latex-based joint/patching compound. It is more flexible than regular wall compound and can withstand greater movement without cracking. If there is a larger area to patch, you can use fiber tape to reinforce. Then apply microlit to the entire wall.
