Hello! A diagonal crack in a concrete wall above a doorway in a utility room, with visible damage extending up to the ceiling.

I have a large crack in the wall of the utility room/laundry room in my townhouse that I am in the process of completely renovating. Next up to be renovated/refreshed is the laundry room, which will be combined with a photo lab. According to the association, it is the resident's responsibility to fix the crack. Apparently, it is very common for these cracks to occur (?). The wall is a concrete wall, and as seen in the picture, it is above the door opening and runs diagonally all the way up to the ceiling.

I was advised to use elastic filler and mesh to fix the crack. What does that mean? Elastic filler, is it regular latex caulk? Or some "special filler" (I get different results when I Google it)? And "mesh," is it joint tape or something similar?

My plan is to repair the crack, then tidy up the rest of the walls, and then paint.

Grateful for tips on how I should/can proceed.

It is not normal for a concrete wall to crack that much; it almost indicates a foundation problem.
