We live in a semi-detached house. Our part of the house is extended along the property line with the neighbor. The neighbor is planning a similar extension. They will connect to our facade a bit below the roof. Our roof slopes away from the property line, i.e., the ridge is at the border with the neighbor. The facade consists of vertical paneling with cover strips.

Is there anything we should be attentive to when they build? Air gap between the walls? How should they connect to our facade?

The construction is intended to take place in the spring, and we have a very good relationship with the neighbors.

Got some more info from the neighbor this morning. They plan to remove the cover battens on our facade and attach 2x13mm plasterboard directly to the facade. At the top, they'll have a tinsmith saw in a sheet of metal that goes up inside our facade. Sounds good to me, any thoughts?

A few things to consider:
- That the current neighbor is the nicest in town is good, but they can move and you never know who will come after. (i.e., do not base your decision solely on today's conditions)
- Fire requirements should be at least EI 60 M (M stands for moment, it could be that they must ensure that, for example, trusses/floor joists do not collapse on the middle facade for example in 30 minutes which could be the fire requirement for these parts (R 30) and damage the fire cell boundary so that it loses its ability before 60 minutes. (maybe overkill for a semi-detached house)
- Maintenance of the "middle wall" will be difficult to perform in the future
- Air gap, is probably good to have just because if the neighbor's vapor barrier fails, it reduces the risk of mold on your facade due to the neighbor.
- I assume that the neighbor's extension has a shed roof sloping away like yours and that only one sheet metal is what is being connected.

Otherwise, it can be tricky with their foundation when they dig right next to your foundation as it deteriorates the compaction (undermines) of the ground adjacent to that side of the house.

Good luck!
