Efficiency gains with windows and facade work simultaneously?
Hello,
We would like to replace windows in a multi-family building with about 100 windows. We will also need to renovate the façade in the future.
Are there any economic or other benefits for us as a housing association to do the work simultaneously? Considering that it is still two different skills performing the work, even if one company has a total contract.
It would be best for us economically to separate the work.

If there is more than 1 floor, the contractors (and the housing association) will save on the cost of scaffolding. Additionally, the residents will only have to deal with the construction mess once.

Hi, our board decided to do a complete renovation of the facade, windows, doors, etc., all at once. A big mistake. Partly because they didn't really know what actually needed to be done, and partly because they hired a subsidiary of Fasadgruppen that had never done a similar job. Today, 1 year and 2 months since they started, our 20 apartments are still not finished, and what's been done has been poorly executed. Be very careful about who you hire and don't go solely based on price! Go through what you must do and what can wait.

Solicit bids for scaffolding and see if you want to pay for it once or twice.
A tip I recently found out is that BRF can purchase consultancy services from HSB even if they are not members there. Then you get tips on workflows and what is usually good to do at once.

Oh no! Don't ask HSB for help!! Our board did, and it ended with (not finished but ongoing) a dispute because they did a totally inadequate planning that experts later completely dismissed. Since the contractor was also bad at their job, everything turned into a mess. There are good companies that can handle this, HSB is not one of them.
