When we purchased the house, we were informed that there was a crack in the wall above the door that only needed spackling. The situation became more complicated when we discovered that the door can no longer be closed and that the wall is cracked on two sides and in different places. It seems that the overlying beam is not correctly placed in the wall or is in bad condition, which means it cannot hold the concrete in place. The concrete is now pressing on the door frame, causing it to bulge.
We need to fix approximately 60 cm of the wall above the door and wonder if this needs to be reported to the municipality. We are unsure if the wall is load-bearing.
We feel that we could repair it ourselves, but are a bit uncertain about the legal aspects.
