We are in the process of building a dormer and have hired a company. Everything is a turnkey contract, and their task includes responsibility for the design. A structural engineer has been here to look and measure. According to the cost breakdown we received, even though the whole build is a fixed price, the engineer costs approximately 40,000.
Now we have received the "sketches" he produced and are very surprised. No drawings on how the workers should handle the three cut rafters in the roof, for example. He missed drawing the ventilation, etc.
What can one expect when contracting an engineer to produce construction drawings? We have an ABS 09 contract and have discussed with the company what we expect, i.e., dimensioning and details. He has delivered three concept sketches on the external "design" and how the wall in the dormer should be supported on purlins... and a sketch (without vet drainage, i.e., incorrect) of the roof.
What is usually included in the term "construction"? I expected dimensioning, load transfer sketches, and details on attachments... maybe five drawings, not sketches...
The builders are very good and seem highly competent, it's just the engineer for the dormer that we have problems with that we're trying to resolve... but now we're very unsure of what we should expect.

This can be divided into at least 2 different parts: materials for a building permit and construction drawings. For the building permit, it does not need to include how the dormer is practically built. They want facade drawings and section drawings of the dormer. If it's a serious company, they need to calculate the rafters and how the new construction affects the existing one. I made my own drawings that the building permit is based on, and there are no calculations of dimensioning measures, only size measurements. Then I made my own calculations, but it's just because I'm involved in this. Also, keep in mind that reinforcements may be needed on the rafters on the opposite side of the dormer. I had to reinforce with the same thickness as the existing rafter.

If they cannot ensure the construction, then terminate the collaboration.
Yes. We are leaning towards it, but it undeniably becomes troublesome since we currently don't have any roof and no tar paper on the house. The company says they can secure the construction, the guy working practically seems to know what they are doing... hmm... tricky. According to the contract, the company has sole responsibility for the construction.
