I own a property that is started with the following:

Basement built with concrete blocks and a cast concrete ceiling above the basement of about 130 m2.
On top of this is a steel skeleton (I-beams) in a shed roof shape with a finished metal roof screwed in place.
This is intended to become a residential house with a commercial focus, meaning I want to complete it in the cheapest way possible while still ensuring long-term cost-effectiveness in terms of heating and maintenance. However, the final result should preferably look relatively "country-like." The total wall area is about 260 m2, so the price is important.

I thought of getting help from you on the forum who have surely surfed around and found a lot of interesting things; I need tips on both exterior finishes and insulation for year-round use. The inside of the walls will be covered with plasterboard or wooden paneling.

If I've missed anything important, please let me know so I can provide additional information.

Best regards,
Koffegbg

How is the building permit formulated?

The building permit is not yet designed, it is an existing building so it will be more of a building notification about changing the purpose of use. From warehouse to commercial residential house.
So there are no restrictions at all.

Sheet metal façade should be cheap and maintenance-free, rustic in the form of a machine hall look.
Fiber cement boards should also work, they cost about 200 SEK/sqm I think.

Want to get away from the warehouse look. It should feel attractive to rent and live there. But not against a sheet metal facade that is stylish.

When you say there are no limitations, I get worried that you haven't talked to the municipality yet. There are usually a whole slew of restrictions when it comes to commercial properties.

Is the building located on a farm or an industrial area?

On an Agricultural property outside the planned area.
I know how the municipality works and currently own 8-9 houses/properties that I have either built from scratch or renovated from the ground up.

I am aware that there are ugly metal facades, but which nice ones are available?
There are different plastic & fiberglass facades, but I can't find any really nice ones there either.

So, a few tips would be appreciated.

Isolertimmer maybe? 200 SEK per sqm (there's even a material calculator on the site). If you then spray paint the house, the painting will go quickly. You should be able to glaze the logs, which makes repainting cost-effective. Looks rustic too.

If you now only have a steel frame, it might be justifiable to build walls with some variant of lightweight concrete with good insulation value and then just plaster it.
(it is much cheaper to buy lightweight concrete from Poland)

(and congratulations on having a municipality that is more enjoyable to deal with than the one I live in)

Now we're talking :-)

Good suggestions, both of them.
MaZtoR: Do you have any tips on Poland- lättbetong?

Many of the brands of aerated concrete sold in Sweden are also available in Poland for cheaper prices if I understand correctly. I have never personally shopped there. But I have been on worksites (as a tinsmith) where all cement-based products were imported from Poland. If you search around a bit on forums and Google, you can probably find a company that can help you with the import.

I was wondering if there are sandwich panels that are sheet metal with foam in between. I saw such panels in China at a building materials fair there. Cheap as hell...
Anyone seen such panels in Sweden?

morotsman: Cool. I will read up on this, found a variant on Blocket just now.....

Sandwich panels are available in numerous different designs. They are usually sold by companies that also sell halls, such as Lindab and Tectum. However, if you want a "rural" look, that's probably the wrong path to take.
