I and bossespecial are designers, and that's the reason we are knowledgeable about this.
You can cast the plinths now and cast the slab later if you want. Some of the edge beams will probably sit directly on bedrock. If you want to minimize plinths, you can use stronger edge beams. The slab will be self-supporting, so there are no requirements for packing, etc. = cheaper.
Micropiles where it may be deeper can be driven from a truck without significant establishment costs. Otherwise, it is expensive to establish for single piles. Make sure to get a unit price for supplementary piling in advance.
I understand that it feels tempting to push on now that there is no weight restriction on the road. When is the digger supposed to start? As mentioned, it would be good to have the foundation plans ready before they start digging. Foundation plans can be obtained relatively quickly. Where in the country is the house supposed to be built? There aren't large depths under most of the house, so digging for piers should be much less extensive than digging everything out and filling it up again?
Yes, it will be much more expensive after the waiver expires as I understand it. The plan is for the digger to dig around week 35-36 just before they blast on the other plot and then transport the masses directly. The construction is in Torslanda, Gothenburg.
I roughly discussed different foundation costs with a contractor and came up with these figures.
In short:
1. Excavation: 844 kkr, about 784 kkr with free masses
2. Piling: 570 kkr
Piling/pier foundation is clearly cheaper based on this. Do you think the above seems about right?
Now I've dug test pits once more to better understand the ground, but I feel rather more confused about which foundation method is most suitable. With the new tests, the depth seems to be around 2-2.5 meters over the entire 171 m2 of the house. With some leveling, I estimate the deposit need to almost 600 m3 and the fill requirement (with different fractions) about the same.
Based on two different quotes (marked in blue) and number crunching, I have the following two options. Option A is based on free materials. Regarding B, I'm unsure if I've included all additional costs so input is gladly welcomed. But the main question is how to weigh these against each other.
