Build an upper floor - yourself?
We have bought a house from Mjöbäcksvillan and they will make the ground floor "turnkey" while we planned to do the upper floor ourselves. We can buy the materials for the upper floor through Mjöbäcksvillan, but they want 175,000 kronor. That doesn't include wallpaper or tiles, but according to the seller, everything else is included. He doesn't specify what is included, which makes me think Mjöbäcksvillan is adding quite a bit of their own profit to the price.
I wonder if anyone has finished their upper floor themselves and has a list of the materials they used and maybe a total sum of what it cost to purchase the materials. The upper floor has raised wall height, which gives me a height of about 120 cm at the roof. There is a dormer and a bathroom, but the bathroom will serve as storage until the rest of the upper floor is finished.

Yes, that's correct. Mjöbäcksvillan does all the raising of the roof trusses and installation of the dormer, lays all the insulation in the floor, and then seals off with a hatch to the upper floor. There's a lot left to do, but I don't think the material should be that expensive, or is it? Does anyone have a list of materials for an upper floor? We hadn't planned to finish the bathroom on the upper floor, just the bedrooms and the living room. Starting a list for carpentry, please feel free to add things that you know are needed:
*Lots of insulation for walls and ceiling. Floor area is 82 m2
*Ventilation pipes
*Rotgolvskivor for the floor, what dimension?
*VP-rör
*Cables for pulling through VP-rör
*Drain pipes for bathroom
*Central vacuum pipes for installation in floors and walls
*Window sills and associated boards around the window
*Gypsum boards
*Junction boxes for electrical outlets and switches
*Studs 45x70 mm
*Interior doors 5 pieces
*White-stained panel for the ceiling, surface area price?
*240 V outlets
*Telephone outlet
*Plastic for insulation in the ceiling
*Water radiators price?
*Water pipes for heating and to the bathroom

I think it sounds expensive. I don't think electrical material is included, you normally buy that from the electrician.
They must be able to specify what is included. If they can't, then I think you can buy cheaper elsewhere. Byggmax has good prices online.

I think it seems like a lot.
I have made a rough estimate of the cost for a 100 sqm building area 1 3/4 house, where I tried to approximate the material costs in broad strokes.
I am cutting out the frame + roof from the Excel sheet and attaching it here.
This does not include any electricity, water, or heating.
Instead, the cost for roof trusses (25'), roof sheeting, outer panel frame construction, etc., is included.
Almost all prices are just taken from Beijer's website catalog.
The insulation items and plasterboard, etc., are for an entire house of about 160 sqm living space.
Note, I may have made some more or less rough errors, as my purpose was not an exact estimate but rather a "ballpark figure."
But I think you should try calculating it yourself.
On beijers.se there is also an online price list.
Good luck //ML

I calculate for myself with just over 100' + bathroom. However, insulation and chipboard floor are not included. Area about 60 sqm. You will most likely get away cheaper by buying what you need because you will also surely need other things than what is included. You probably want to do it a bit differently than in the normally simple suggestions available...

I thought I would add that what I specify as the floor and interior walls is the number of sqm multiplied by the approximate price per sqm.Mikael_L said:
I also see that I completely missed the roofing, which will probably be somewhere between 50 and 200/sqm, depending on the option.
