Floor plan of a single-story house with garage, living room, kitchen, bathrooms, and bedrooms. Discussion on potential load-bearing walls.
Are there any potential load-bearing walls in this single-story house? I know you should check the trusses, etc., but can't do that since we don't own the house (yet). 114 sqm.

Request building permit drawings etc. from the city planning office, and you should get all the necessary info.

Thank you. Do you know if it costs anything?

It shouldn't because it is a public document.

It is also perfectly fine to ask the seller (via the agent).

You can also easily ask the seller (via the agent).
I dare say that at least 90% of all sellers have no idea about load-bearing walls... But it's free to ask.

But perhaps the seller has the blueprints.

It is a public document, and since it is reasonably not covered by confidential information, it is public. It may cost money to obtain public documents, but not if it's fewer than 10 pages.

Notably, walls in addition to being load-bearing for a roof structure can also be so-called heart walls (can also be called load-bearing walls), and some walls do not need to be load-bearing but can take up side loads in the structure. Any compensations of walls should be calculated by a structural engineer.
