I have purchased a house with a total contract and cannot find any construction drawings among the plans. I am wondering if they are necessary or advisable to have for potential sale or renovation.

Can a carpenter look at our house to determine if a wall can be removed during remodeling, or if we can enclose an open ceiling with a new floor for a new room, etc., such simple practical things.

Do I need the construction drawings, so I should email and try to obtain them?
 
If you have a turnkey contract, then it is probably the contractor who provides the construction drawings. His responsibility! If you want to make changes, then it is the contractor who should determine what can be done. He will most likely charge extra for this.
 
The house already exists and is in place. I was wondering if I want to make my own changes in, for example, 5 years or if it would be an advantage if one were to sell in 10 years if they perhaps have a plan to renovate depending on how the construction is?
 
It's always good to have as much information as possible about the house, whether you're selling or renovating. Make sure you get them, preferably in A1 format and/or dwg files.
 
Loose timber or modular house? If it's a not too complicated house, there might not even be any construction drawings.
 
It's a modular house, I'll email and see what they say. Can't get more than a no.

A small follow-up question :)

If I want to expand or take down a wall or seal an open ceiling in my new build in 3 years, is it possible to do this based on how the house looks (trained building eye) without existing construction drawings without too much extra work?
 
Building out might be fine without, tearing down a wall could be a bit more difficult, closing off an inner ceiling? do you mean making the upper floor?
What type of house is it?
Can you upload a floor plan or something similar?
 
I have a two-story functionalist house, 5m high, with a building area of 65m2, and above the TV sofa, there is no floor/room. If in a few years we want to build an extra bedroom there, laying a floor structure at the same level as the rest of the second floor, can we do that? Is there anything that might become difficult without the plans?

How should I word my email to the house supplier (turnkey contract) so that they don't see it as an order that costs a fortune if it's not included in the purchase?
 
There may not be a need for a drawing for that, a serious carpenter knows how to solve it then. There the potential span width is a bigger problem but you can solve that with, for example, Moelven's calculation program :)

Hasn't the municipal required it for the building permit?
It's Always good to have as many drawings and information as possible about your house, it's easy to forget how you did it even if you build it yourself :D
 
I also believe that the municipality must have all construction drawings to finally approve the building permit. Currently building a timber frame house with a turnkey contract and I have received all the construction drawings without even asking for them.

I'll call the municipality this afternoon and check with them. I have a byggsatshus, so perhaps construction drawings aren't needed if the house has been approved somewhere?

Does the municipality require an energy calculation for the house in the building permit application?
