I am extremely novice in the house building area...
Anyway, I have calculated a bit on building a house... if you make it 180 sqm... so 10*15 meters large... the brickwork costs 48,000kr. (single-story villa) This seems very cheap to me. What then makes a villa cost several million? (not that I'm so dumb that I think I'll get a house for 500 thousand but... ::))

Anyone know a good site where it says something about what is needed for the foundation etc... to build a house simply, so you can do some calculations.
I don't think you can calculate that the house costs this much per sqm because it completely depends on the materials and who is doing it...

I am in extreme need of help.

Square meter prices are still quite a good guideline. Look at houses with somewhat the same standard and find out what they cost. Also, note whether they count total square meters or living space.

The structure itself is a smaller cost. With prefab houses, it is usually calculated that the elements themselves account for 30-40% of the total cost. The rest is other materials, labor and more labor, electricity & plumbing, etc.

When we budgeted, we used similar houses built at the same time and a Finnish program called Koti-optimi. You input all the parameters for the house, and it gives you an approximate price, divided into foundation, structure, electricity & plumbing, etc.

Emelie, you are not mistaken. The price per square meter is not a comparable metric because it includes too many factors. It mainly depends on how much work you do yourself. It's only when you buy a turnkey that the price per square meter becomes interesting. Personally, I think house suppliers like to refer to it to hide where the actual costs lie.

With stone houses, this difference is even more apparent. The stone itself is negligible; 80-90% of the cost of erecting the frame is the masonry work of the house. If you are reasonably handy, it is entirely possible to build a house yourself. We have estimated the stone cost for a 2-story house of 280 square meters to be 120,000 kr.

Another high cost for stone houses is the piping. To install the pipes, you have to mill grooves in the walls, which then have to be re-mortared. It is time-consuming but not particularly difficult.
The cost of other contents is independent of whether you build with stone or wood.
If you want to know more about stone houses, I recommend the lightweight concrete handbook: http://www.ytong.se/lattbetonghandboken/index.html

There are more suppliers than Ytong. We have, for instance, looked at H+H Celcon.

Many people build stone houses with wooden beams; we believe that one should be cautious about this. The great advantages of stone are its ability to store and breathe, which provides a better indoor climate. The consequence of this is that the stone is always moist. No matter how well you protect a wooden beam layer from moisture, sooner or later it will always be damaged by the constant moisture.
