A simple house as cheap as possible
Many threads have made me a bit dizzy from it all, but I've been thinking about something. I know it's not easy to answer the question, but I also can't figure it out with my friend who has done projects before. We are considering investing in a house. The land is available, that's the advantage, but it needs to be drained and the foundation needs to be done. Then we want the most cost-effective house, no luxury or special materials, just a livable house, plain and simple.
To the question. Is it possible to do this in a simple way? We then considered renting it out until we decide what we want to do; it's located between Örebro and Karlskoga, with a view of a lake and a bit of land for a garden.
We will have access to over a million approximately and cannot borrow money ourselves, but might be able to raise it to 1.2 million depending on my friend. Is it possible to get something decent together? And how should I proceed? I've looked at some prefab houses but understand that it's just the tip of the iceberg from the posts I've read here.
Let's say I have 1.2 million, can I get a house for that and what standard would it have? Älvsbyhus, Myresjöhus, Smålandsvillan, Eksjöhus, there are so many to choose from. But it seems like I'm getting mostly biased information here!

Really, everything should be included in the million. Considering buying a house costing from 800 to a million. Are you planning to connect to municipal water and sewage? It usually costs around 100-200,000 SEK. Then you need to prepare the land, which is very difficult to estimate as it depends on what needs to be done. Between 100-400,000 SEK is normal. As for materials for a 100m2 house, it's hard to say. But for a kit house, maybe 500-700,000 SEK for the cheapest basic option? Then you have the land plot? 100-500,000 SEK. Then there are many small expenses, scaffolding, building permit fees, painting the house, connection fee for electricity, etc....
If you do absolutely everything yourself, it's probably very difficult to stay under a million. But certainly not impossible.
Much of the interior for the house, kitchen, flooring, tiles, etc., can perhaps be found second-hand or as demo products to keep the price down.
