Single-sided facade to double-sided facade, cost?
Considering buying a two-story house with a stucco facade, single-layer render of 8-10 mm. However, the stucco is only on the lower part since the house is open to the ridge and most of the upper floor is roof! I have read a lot about the issues with single-layer facades due to the risk of mold etc., etc.
Has anyone been in the same situation and switched?
What could the cost be, approximately, for tearing down the old one (which is currently completely damage-free)?
What does it cost to apply double-layer stucco?
How does it work with the insurance company?
Who should bear the cost considering we haven't bought the house yet?
Situation: The seller has bought the house in good faith. The construction company no longer exists, but there is a private individual behind the order and construction of the house.
The seller is now selling. As buyers, we read the inspection report, which is only ocular, where it only states that there is a small insignificant crack that is easy to fix.
We (the buyer) want the house price to be reduced as we see that we will have to bear the cost of replacing the facade, as it will need to be replaced sooner or later (within 10 years).
Any help is appreciated. I know it's difficult to say an exact price. I've read that it ranges from 300,000 SEK to 1.5 million SEK, which is quite a large range.
Anyone with tips or more information that might be helpful??

It will hardly cost 1.5 mille. I would say you can go a long way with 300k, it should be enough if, as you say, there are no (moisture) damages on the existing wall! If you do the work yourself, you will likely bring the price down significantly.
Is it a 1.5-story house if the upper floor mostly consists of the roof?

Why change if there's nothing wrong with the facade?
Why do you want to lower the price of the house because of a flawless facade? Even if it has a known risk construction, but you knew that when you bid.
If the facade is flawless, there's also no damage for an insurance company to cover. Any costs for the replacement you'll have to bear yourself; you can't pass that onto the seller. I would guess about 400,000-500,000 SEK, if it's only "half" the house.
