The plaster is coming off under the balcony. I have now sealed the balcony floor on the top side so that moisture does not go through the concrete. Do I need to repair the plaster if I install a metal sheet on the underside? Is metal a good alternative? I spoke with a company about repairing the plaster and painting under the balcony, and it will cost 15,000 SEK. However, they do not offer a guarantee on the work because it is difficult for the plaster to adhere to the concrete. Installing metal underneath costs 7,000 SEK.
I would use a filler like ARDEX F3 http://www.ardex.se/ on the surface and then paint with a dispersion paint. It is of course important that the surface is well cleaned from paint and loose particles etc. It's a job you can certainly handle yourself and save a lot of money.
