Fun that at least something is on its way down, then maybe they offset each other and prices become somewhat normal again… :P

Where and how unfortunately has to stay with me, but it concerns at least one of the larger players in southern Sweden.
I know that one of the major kitchen suppliers is increasing by 4-5% at the turn of the month.
Same with the door supplier but then 10%.

I have now also heard about upcoming downward price adjustments for timber in the very near future. I'm ordering the house tomorrow so I'm not sure where I stand!

Our contracted price is index-regulated according to MT 74 and fixed for 8 months from contract signing, which means it is fixed until 1/3. If the frame is delivered before this, the current price applies, if the frame is delivered after, it is indexed. Right now we have the frame delivery planned 1.5 months before but can postpone it if we wish. What would you do?

The index is currently at a record high, of course, but the price we're "betting against" is that in June, which is about 4% lower than now. More about the index can be found here: https://www.tmf.se/statistik/index/mt74/
 
Hm... doors and windows carpentry will increase then. What is the reason for that?

It's like so much else today, increased costs throughout the entire production chain. I don't think these products increase more than others, it's just that they are last in the chain.

We have locked all prices since the "first" increase, so we've avoided all the other increases that followed, which feels good. The only thing we're undecided about now is whether to have OSB in the walls. Of course, I want it, but it doesn't feel appealing to pay around 100,000 - 120,000 SEK to have it inside the house (165 sqm). Labor is about 30-40%, and the remaining 60-70% is the price for OSB... So I hope OSB is on its way down now. What prices are we moving from, and where can one expect to end up in 1 month for a 90x250 sheet?
 
A source says they will decrease a little all the time until they see private individuals start buying again.

So if that's the case, I would keep calm with all major purchases until February. But nothing is confirmed, just what I've heard.
 
On the way to November. What do we see? I don't think prices have dropped at all, or for certain goods barely 10%

Talked to a friend who works at one of our biggest house manufacturers. He said that people are buying like never before regardless, so there are no obvious reasons to lower prices. According to him, it will take a lot before significant adjustments are made. We ordered the house a few weeks ago anyway, really hard to speculate in this so we just went ahead.

I have somewhat given up on keeping up with the price development, partly due to the hopelessly unstable situation and also because of a new job with slightly changed conditions for looking into the future. But I got a forecast for the development for Q3 and Q4. I can only conclude that it will get worse before it gets better... It looks like it won't turn downward during 2022 at least.

What does it look like among the larger house suppliers, in general? The same price increases across the board or do they have long contracts (for materials) that can absorb some of it?
 
Unfortunately, I have no knowledge of house suppliers. But considering that this concerns basic materials like wood, metal, glass, etc., it should affect these as well.
