Hello!

I'm into model railways and would need a large hobby house of at least 150 square meters. If I build the house on my property, a simple house, a single room, no windows, just a door, no water and sewage but electricity and heating, of course. The closest comparison would be a garage. What would be the cheapest? Wood house, concrete, brick? What do you estimate the cost to be?

My guess would be about 1200-2000:-/sqm in material cost for a simple house on piers.
I'm thinking of the cheapest, most basic materials everywhere, like the cheapest concrete tiles and cheap click flooring, etc. Also, somewhat poorly insulated.
No heating and ventilation either. But a couple of electric radiators and a pax fan don't cost much.

If you're hiring a carpenter, then add about 5 hours/sqm, i.e., around 2000:-/sqm.

Then there are a lot of additional builder costs. Building permit fees, construction defect insurance, possibly completion protection, possibly a quality manager, possibly construction drawings, etc., etc. It can quickly add up to over 100,000 there, in "unnecessary" costs.

Others can speak up if they think I'm being too optimistic in my calculations. A disease I have :D
