Drawings for Technical Consultation
Hello everyone,
We have received planning permission for a holiday home in Huddinge municipality and have been called to a technical consultation.
Can anyone briefly share their experiences of technical consultations in general? Do they tend to be picky and strict? They want a structural drawing and a foundation drawing. What does a foundation drawing entail? I recall that there are new rules from 2012 requiring the foundation drawing to be presented...
We are going to build a stick-built house with a slab-on-grade foundation, and we have designed it ourselves, including planning drawings and construction drawings in Sketchup, with a cross-section of a wall+foundation.

Has any constructor looked at your drawings? At the consultation, it might be that the KA or the municipality may want the self-inspection from the "constructor" and then your own drawings might not be enough! Just a thought!

Regarding the foundation drawing, it's probably a dimensioned drawing that shows the lengths and widths of walls and the house overall. On "my" foundation drawings, it usually also shows where the facade meter cabinet should be, as well as all drains and vents! Also, the air supply for a possible open fireplace.

It turns out that if the municipality approves the control plan you and your KA have put together and you don't mention anything about the construction, it CAN slip through, but personally, I would have submitted them and had them verified by someone who checks the construction! Better to be on the safe side, if you write an ABS 09 agreement, it's the party responsible for the documents who is accountable for their accuracy, and if there are mistakes in your drawings, the craftsmen will make mistakes too, just saying!
yes, probably to book a new consultation, small cost for the meeting and your KA probably wants more payment
Curious about what your KA charges for a stick-built house, talked to some KAs and some think it's bothersome with stick-built constructions, many visits and such!

Before my first house construction, I felt a bit nervous about the technical consultation. But it was completely undramatic. Basically, it was half an hour of small talk about house construction in general. Before my second house construction, the municipality thought that no consultation was needed at all. (However, this was in a different municipality.)

One thing I'm wondering is how one defines production cost? If the production cost is below 420,000 SEK, then building defect insurance shouldn't be required. Should one include ground works, other labor costs, all materials, municipal fees, etc.?
