I have a property on Gotland that I plan to convert into a summer residence. Originally built as a country store, but until 1993 it was a bank premises and thereafter a general storage.

In total, it's 80-90 square meters divided into 4 rooms, which are approximately 30sqm, 25sqm, 20sqm, 12sqm + a small hall and a small toilet currently.
Ceiling height is 2.8m but needs to be lowered due to rather clumsy pipes and electrical installations in the ceiling.

I will move some doors and replace windows, primarily the two display windows that are currently 2x2m, with glass sections with sliding doors.

Water and sewage are available. The electrical system needs to be reviewed. Automatic fuses but old cables.

For the bathroom, I am considering a plastic floor and waterproof panels on the walls.

For the kitchen, I plan to keep it small with a maximum of 2-3 kitchen cabinets + shelves and appliances.

For the floors, I might be able to remove the plastic flooring and use the pine subfloor.

So to my actual question. Which material choices, colors, wallpapers, ceilings, wall panels, bathroom solutions, and kitchen solutions give me the absolute lowest total cost for this project?

I plan to purchase 200 work hours and spend a maximum of 100,000 on all materials.

Is it possible?

Grateful for opinions and ideas

Very difficult to answer without seeing the conditions. Is it intended that all the work will be outsourced, or will you do parts of it yourself?

I plan to purchase 200 hours and complete what is required. However, the conditions themselves are not what I want feedback on, but rather which methods and materials I can use to choose the cheapest solution. For example, the cheapest ceiling, etc.

Then I can assess if they can be applied to my project.

But I called and asked for some measurements so that I could make a sketch. Everything was a little smaller than I thought.
Hand-drawn floor plan sketch with room dimensions, including spaces labeled 7 sqm, 4 sqm, 12.25 sqm, 5 sqm, and a hallway area.
The 7 sqm room doesn't exist and is more intended as a hallway since there is an exterior door in that direction. The bathroom of 4 sqm doesn't look like that either, it's only one toilet with a maximum area of 1.5 sqm.

I also have some poor pictures of the inside and the house. See below.

Green wooden shelves with assorted items next to a bare wall and exposed pipes in a small room corner.

Person lifting worn linoleum to reveal old wooden floorboards underneath, showing renovation project detailed in discussion post.

Exterior of an old two-story house with a weathered facade, overgrown front step, and sign reading "Vesterbjers 460." Surrounded by trees and grass.

Room interior with diagonal ceiling panels, fluorescent light fixture, shelves with books and boxes, pink curtains, and a window in background.
