Hi, I have a problem under a plinth where the house stands; water has accumulated there. I saw this yesterday. In one corner, it has become soft and looked a bit rotten. Do I need to replace the entire beam, or is it enough to saw off the part that is soft and rotten? Or can it be left as is if the problem is fixed and it will dry out again?

If it is soft, it is rotten and must be replaced if it is load-bearing. I have saved semi-soft window sashes by letting them dry and impregnating with linseed oil, but then no load-bearing capacity was needed.

Okay, it's soft on one edge. Don't know if the whole beam will eventually be eaten away if nothing is done? If you're going to replace the whole thing, you'd have to lift the entire house. Sounds very difficult.

Take one or more photos so it shows what can be done

It usually works well to replace the bad piece by just lifting slightly in the corner and splicing.

But lifting the whole house and replacing everything also works, as is done with houses that are framed with impregnated material.

Take a picture this week then. Need to take down some paneling for it to be visible.. but you still have to remove the bad parts even if it dries up? Otherwise, it spreads, right?

Whichever solution you choose, the most important thing is to ensure that the water cannot reach there again!

Make sure to remove the water and let it dry, then you can determine if it is still soft and bad, and to what extent. If it's not too much, you can usually remove the bad part and patch it up anew.

The bad does not spread unless you add more moisture.

Okay, it was an overflash that had come loose at the attachment over the plinths.. I have replaced it with new sheet metal so no more water will get there now anyway..
