Hello,

we have a balcony above the veranda, see attached picture as an example. I have now torn down the balcony railing that was completely rotten after 20 years. The veranda and the balcony are about 12m long and the posts for the railing have gone through the roof underneath to attach to the roof beams for stability. The problem that has arisen over time is that water leaks right through where the posts go. The wood moves, so do the posts, and the rubberized roof that was neatly sealed around the posts has gradually come loose.

I'm now scratching my head about how to attach the posts to the balcony railing given the length, so it becomes stable but also sealed underneath?

To add: the roof is rubberized, and I'm going to rebuild everything; i.e., both the decking and the railing...

Anyone with knowledge and/or experience? :)

Also replace the poles while you're at it.

Now I understand the problem better!

I don't have a good answer, but a roofer should have one. The principle is the same as if it were a regular roof with, for example, a ventilation hood that sticks up that needs to be sealed around. Perhaps clad the lower part of the pole with metal to lay the roofing membrane around?
