approximate cost to demolish a load-bearing wall in a condominium
Hi,
I'm interested in a new apartment and am having a hard time finding approximate costs for tearing down load-bearing wall(s). I can't request a quote either since I haven't purchased anything yet, but I need the information to assess the apartment's potential. (Most older apartments have rather boring layouts). Therefore, I'm wondering if anyone on the forum knows about this!?
I've understood that the operation includes the following:
* Inspection/test of the wall by a structural engineer
* Calculation of beams and modification of construction by a structural engineer, as well as drawing up plans, etc.
* Submit building notice to the city planning office
* Demolition (which apparently is much more difficult in harder concrete)
* Install beam
* Move electricity
* Make surfaces look nice
Of course, I understand that the bill can end up at very different amounts, but I'm just wondering what universe the costs are in - does it cost:
* 10,000 SEK
* 50,000 SEK
* 100,000 SEK
* 300,000 SEK
???

You can start by asking the board how they feel about your intention to demolish a load-bearing wall. If they don't want it to be done, you can abandon the project. You don't need to own the apartment to request quotes, but if they want to come and inspect the site to assess the job, it might be difficult.
I faced the same "problem" as you a year ago. We never got around to doing it, but my impression was that depending on the nature of the wall, it would come to around 80' for the wall that was relevant in my case.
