Hello!

I'm in the process of buying a newly built Älvsbyhus. I'm completely inexperienced when it comes to houses, so I need some help/input. The upper floor is unfinished, and I've received the following specs from a carpenter to finish it. I've seen his work in another similar Älvsbyhus, so I'm not too worried about the surfaces but rather want to ensure that the construction (and especially the insulation) is okay. The villa is the Höner 1.5 story model. So my question is if this looks reasonable?

Ceiling joists 500 mm loose-fill insulation, plastic sheeting, 28x70 battens. inspection hatch in the ceiling.
Sloped roof 45 mm air gap, oil-hardened board (masonite), 300 mm insulation, plastic sheeting, 28x70 battens.
Insulation: The insulation extends all the way to the eaves, meaning the crawl spaces maintain indoor temperature.
Support wall with wood paneling and 3 inspection hatches are installed.
Gables framed and insulated with 95+95 mm. crisscrossed studs to minimize thermal bridges, insulation, plastic sheeting, caulked windows, gypsum board walls, wallpapered with Borosan easy up. or painted in any color.
Ventilation Exhaust in WC/shower, intake at gables.
Plumbing Hot and cold water pipes run from the laundry room to the WC/shower. Toilet, sink with cabinet, shower rod and mixer are installed.
Walls Framing and gypsum board installation on all walls. Wallpapered with Borosan easy up. or painted in any color.
Ceiling/sloped roof Same standard as ground floor. White laminated ceiling panels 12x620x1220.
Laminate flooring 7 mm with oak pattern in bedroom and living room.
Moldings and trims All ceiling moldings, trims, and baseboards installed (material similar to the ground floor).
Doors Smooth or Classic 9x21. or 8x21
Railing 900 mm high wall by the stairs (same appearance as the staircase railing downstairs)
Electricity Bedroom: 4 double grounded outlets, 1 light point. Living room: 4 double grounded outlets, 2 light points. WC: 1 light point,
Heating Waterborne heating with radiators, connected to the house's original heating system in the laundry room.
Wet areas Floor and wall wet room mat included. electric underfloor heating.
