Hi, anyone have tips on what to seal cracks in the outer wall with that won't let smoke in? Putty or sealant of some kind? Preferably, I want to use something that lasts forever and doesn't need to be replaced and that doesn't shrink so smoke from the neighbor comes in now or in the future. The cracks are noticeable on the inside of the wall next to the windows, so that's where I'm thinking of sealing. You can feel air blowing in from outside through the cracks. On the outside of the wall, there is a glazed balcony, and the wall is covered with wood paneling or sheet metal attached to the outer wall inside the balcony.

If it's between the window frame and the wall construction, it's probably your responsibility.

The actual building structure is the responsibility of the association, but cracks on the inside of the wall are the responsibility of the resident.

If you want the association to take action, for example, to inspect the facade, it's advisable to write a motion to the annual meeting and preferably talk to a few neighbors about the problem as well to get some support.

I think it will be my responsibility, so I plan to seal it with something.
 
And then ask the association what can be used to seal with..
Foam sealant usually expands quite a bit and seeps out of gaps, then makes a real mess. Who then restores that?
Probably the one who does the job.
It can be quite extensive both on the outside and inside.

I think I will need to fix the cracks, that's how it was for the neighboring association, so I need some tips on what is best to seal with.
 
I would personally remove any window trim on the inside and check how it looks. Is there any insulation, etc?

there are clear cracks in many places on the wall, so that's where I should seal.
