There are lots of threads and I have read many.

I have a small apartment building with three floors where the apartment on the middle floor is going to be renovated. The house is built with wood from the 1950s with sawdust in the walls and floors. You can hear the neighbors talking quite well, and you can hear when they walk or drop something.

One room has two exterior walls, one against a neighbor and one against the apartment's kitchen.

My idea is to tear out everything except the floor, the old parquet floor which is in good condition.

On the exterior walls, I am going to install 45*45 studs that are screwed into the existing wall, and I am thinking of making these studs about 2cm shorter than the solid measurement. Should I use a strip of something like EPDM rubber behind them?

A new wall will be built against the neighbor, perhaps with metal studs with rubber strips or regular studs, EPDM strips here as well, about 3cm outside the existing wall. Standard insulation boards, OSB/chipboard, and double plasterboard, everything caulked to make it airtight.

Against the kitchen, just a single plasterboard, mostly because it will be easier to plaster.

The room is about 4.5-5.5 in all directions. Lowering the ceiling and laying 45*70 from wall to wall with 1200mm centers, where needed I use perforated straps against the existing ceiling, 28*70 battens on 300 centers, insulation, and double plasterboard, caulked here as well. Should I use blocks like Sylomer between the perforated straps and the existing ceiling?

Anything else that should be done?

The best would of course be to also tear up the floor and lay Sylomer blocks on the existing beams and then chipboard flooring, impact sound mat, and new parquet, but I think the existing floor will be kept.

Will I gain anything by first screwing plasterboard against the neighbor and then a wall 30mm outside? Same with the ceiling, will I gain anything by plastering the ceiling before I lower it?

I might be able to get some Fermacell boards, if so, there will be one layer of that and then plasterboard in the ceiling at least.

Should you place any strip between studs and OSB first? Same consideration in the ceiling.
