We are considering buying a house in a few years, and for it to be economically feasible, it's good to look at houses with somewhat "worse" inspection reports. But we need to gain more knowledge about how extensive different renovations might be. The example below is a single-story house of over 120 sqm with a smell throughout the house from the crawl space. Water damage under the bathroom and laundry room. Anticimex has suggested the following measures, and even though we are not ready to make an offer yet, we need to start understanding how extensive problems like this can be. Should we stay away, or can it be resolved for a reasonable amount (<at least a million)?
Proposed Measures
Crawl Space/Floor Structure:
The moisture and odor damaged constructions are removed.
Sills and building materials nearby need to be replaced due to odor contamination.
The floor structure and other constructions are restored with new materials.
Leaks between the residence and foundation are sealed.
The crawl space dehumidifier is serviced and its function checked.
Plumbing systems, sewer pipes in the crawl space are checked and deficiencies remedied.
Other:
The ventilation in the residence is checked to ensure the required air exchange according to standards is achieved.
The phenol and chloranisol odor from impregnated material is strong and permeates wallpapers, furniture, etc., and
it can take a long time for the smell to disappear, even after the cause of the odor has been addressed.
There is a risk that the measures specified above might not remove all the smell, which could mean that any other
odor-damaged material must be replaced with new material.
