Hello.

I have just purchased an apartment with the following floor plan:
Floor plan of an apartment showing the kitchen, living room, and bedroom. Two wall sections marked in red indicate interest for removal.

Marked in red are the wall sections I am interested in tearing down to open up more between the kitchen and living room. These are about 40 cm thick, so I suspect they are load-bearing.

Found a drawing that supports my thesis (an old drawing of the apartment above mine):

Floor plan of an apartment showing rooms, kitchen, and marked wall sections considered for demolition to open space between kitchen and living room.

Also, a drawing attached to the measurement certificate, in my opinion, also shows that the wall sections are load-bearing:

Floor plan of an apartment showing marked wall sections in red, indicating potential load-bearing walls to be demolished between the kitchen and living room.

Now to the question:

Since the process is as follows:
1. Find out if the wall is load-bearing
2. If so, purchase a structural engineer's report.
3. Submit the materials to the condo board and ask for permission.

What should this cost? i.e., investigation of load-bearing or non-load-bearing wall and a structural engineer's report on how it can be demolished (if it can be offset).

All the best
