Complete renovation of 110 sqm condominium, cost?
I would like to know what an approximate cost for a complete renovation/conversion of a condominium of 110 sqm located in the center of Gothenburg should be? The property is old and has settled significantly, newly converted from a rental apartment with substandard maintenance for probably 30 years.
I understand it's difficult to say, but there should be some kind of standard that gives an approximate price, right? An estimate of the time required in number of working hours would also be appreciated! Thankful for a response!
What is desired to be built/renovated:
Moving a wall in the kitchen so a smaller children's room can be built.
Moving a wall in the living room so the kitchen and living room become one room. The wall is load-bearing, so some type of reinforcement is required.
Complete rewiring of a new electrical system, new outlets etc., embedding all cables in walls, new electrical panel and relocation of the electrical panel. Cable channels for TV, sound etc. should be embedded in the walls.
Installation of a new kitchen from Ikea which needs to be moved about two meters and a new wall is needed, new plumbing, drainage, filming of drainage, new electricity etc. Installation of appliances, installation of a new kitchen fan and rerouting of the fan channel.
Built-in shelves in the kitchen and living room, relocation and refurbishing of existing older shelves/cabinets. Built-in wardrobes in the bedroom and office.
Complete renovation of all surfaces, includes removing wallpaper, fixing substantial cracks in walls up to five cm wide in some places, leveling walls with deviations of perhaps up to two cm. The walls should be painted.
Complete replacement of flooring on approximately 80 sqm, genuine site-built herringbone oak parquet preferred. The floor area under the existing floor needs to be strengthened and screwed down properly.
Sanding and repainting of all window frames. General minor refurbishing of handles, loose moldings etc. on the inside of the windows.
Re-align about five marble sills which are window sills, repairing several cracked window sills as well as sanding and polishing these.
Moving two radiators.
Other minor works to make the apartment appear in mint condition.
I have control over the bathroom, so no price estimation is needed there!
Total price including materials and labor excluding ROT deduction is estimated!
Preferably a standard price per sqm, ideally broken down into materials, labor cost and an estimate of time required in man-hours!
Thankful for a response and Swedish companies that can take on this job are welcome to reach out.
Thank you in advance!

That sounds relatively complicated. You can't come up with templates for such things. For example, tackling a load-bearing wall might, with a bit of luck, involve embedding a standard beam in an existing wall (5 - 10 000). But it might also require a heavy steel beam, welded with posts, to provide lateral stability, then it can easily escalate to 50 100 000.
Moving a kitchen can be super simple, almost no cost compared to just replacing it in the existing location. But it can also involve major changes in ventilation, electrical, and plumbing. Similarly, the move can cost anything between 2000 and 200 000.

Impossible to answer. But if you want a guess: At least 500,000 if everything goes the easy way as Hempularn mentions. 1,000,000 if everything becomes as complicated and expensive as it always tends to be. It is practically all different artisan disciplines that will be involved, constructor, carpenter, painter, plumbing, electrical. Are you going to coordinate the work yourself? Or do you want to purchase a total project? Then costs for that will be added too. On second thought, set a million as the budget. And make sure you have financial resources if it becomes even more expensive. The work can be done in 3 months or a year; it depends on how you procure the services. Just start contacting companies and get quotes, so you at least get an idea of where the costs lie.B Bedandbreakfast said:Would like to know what an approximate cost for total renovation/reconstruction of a 110 sqm condominium located in central Gothenburg should be? ONE of the tasks I can help with is providing some kind of template.
Herringbone parquet. I have personal experience with procurement, albeit a few years ago now. But I paid about 700 SEK/sqm at the time. BUT that was on a good substrate, which I had prepared before the parquet company arrived. In my case, it was just a 17 sqm room. So with a large area you should be able to get some discount.
When you write that the floor needs to be "strengthened," it can mean just about anything. In the worst case, the existing floors need to be completely torn up, and the floor joists supplemented. Strip parquet should ideally be laid on plywood. In many cases, a sheet of plywood is glued to the existing subfloor, and parquet on that. But sometimes it can become too thick, and the floor height "collides with something else." Plywood is used because the nails used for the parquet grip better in it.

Hi, I can tell you a little anecdote about a friend who changed the flooring in half of his apartment (about 60 sqm) in GBG at Nordenskiöldsgatan 1 year ago, and the year before that they also renovated the kitchen and moved a small wall. But anyway, the floor had sand underneath that they had to remove (due to a water leak). So they vacuumed away X number of tons of sand, filled with EPS concrete, and laid new 1-strip oak parquet. Total cost around 240 kkr.
It's expensive to do things in central GBG. Just parking money for carpenters becomes thousands, and you have to be lucky if they can even park near the apartment.
So spontaneously, I would guess it's a million-project right away. But of course, it depends on which carpenters you hire and what you want for the final result. My friend had used these carpenters the year before for the kitchen (also cost X number of 100 kkr). So he knew he trusted the carpenter to handle his problems so he could focus on other things. If you want to be involved and project lead yourself, it will surely be cheaper. But then you'll also have all the problems in your lap.

Don't forget the time and effort it takes to (hopefully) get all these projects approved by the board. Has the house stopped settling? Has a foundation reinforcement been done? I mean, it would be unfortunate if you renovate everything to top condition and then cracks appear quickly again.
You want it to be completely rebuilt so that it is perceived as brand new if I understand and read correctly? Then I would budget for at least 1.5 million and expect 3-6 months of construction time. Unfortunately, it is unlikely that you can coordinate in such a way that there are no waiting times, drying times, etc. In addition, everything must be done in the "right" order and you need to bring in a variety of different craftsmen who are unlikely to drop everything they have on hand to jump into your project.
If the location and price are good, it can absolutely be a good deal to totally rebuild, but it is likely to take time and cost.....

You have already received several relevant answers. Generally, it is much cheaper to buy an apartment with a suitable layout and make minor renovations than to undertake such extensive changes as you are planning. Unexpected problems almost always arise, increasing costs. Then it will take a long time to get everything done, and it's exhausting to live in a construction project. Another relevant question is whether the building's association allows the changes you plan to make.
@Bedandbreakfast It is not good netiquette to post the same question in multiple places. I reported the one you placed in the "Bostadsrätt" section so the admin can remove it before people start responding there too.
The more I read, it sounds like this never stops even at a million. Total renovation of everything, custom-built stuff, moving and renovating/polishing/freshening up existing things. That really takes time compared to tearing everything down, fixing surfaces, and then installing new things. I'm just thinking about how long it takes to renovate a single window compared to throwing it out and putting in a new one, for example.
I can't provide a cost estimate but assume that you should also consider whether the apartment is easily accessible, i.e., located on the ground floor and materials can easily be brought in through windows, or if it's on the 10th floor and requires the materials to be carried or hoisted up.
The same goes for everything that should be torn out.

We have acquaintances who did a complete renovation of an apartment in the City here in Stockholm. A bit larger I believe. They didn't move any walls, and in most rooms, the original parquet was kept, sanded. They built an extra bathroom, and a new kitchen, all surfaces were completely renovated. I believe it cost 800,000.
